Terms and Conditions – Villa Rosenberg
1. Booking and Payment
1.1 Reservations
Reservations are confirmed upon receipt of a deposit payment of 50% of the total rental amount. The remaining balance must be paid in full 30 days prior to arrival.
1.2 Cancellation Policy
- Cancellations made more than 60 days prior to arrival: Full refund less a 10% administration fee
- Cancellations made 30-60 days prior to arrival: 50% refund of the deposit
- Cancellations made less than 30 days prior to arrival: No refund
2. Check-in and Check-out
2.1 Check-in Time
Check-in time is from 15:00 to 18:00. Late check-ins must be arranged in advance.
2.2 Check-out Time
Check-out time is by 10:00. Late check-out may result in additional charges.
2.3 Property Keys
Loss of property keys will result in a replacement fee of R500-00.
3. House Rules
3.1 Maximum Occupancy
The maximum number of guests permitted is limited to the number stated on the booking confirmation. Additional guests must be approved in advance and may incur extra charges.
3.2 Noise and Behavior
Guests are expected to respect the peaceful nature of the neighborhood. Excessive noise, parties, or disruptive behavior is not permitted and may result in immediate termination of stay without refund.
3.3 Smoking
Villa Rosenberg is strictly non-smoking. Smoking is only permitted in designated outdoor areas. Evidence of smoking inside the villa will result in additional cleaning charges.
3.4 Pets
Pets are not allowed unless specifically agreed upon in writing prior to arrival.
4. Pool Usage and Safety
4.1 Safety Precautions
- No diving in the pool
- No glass containers in or around the pool area
- Children must be supervised by an adult at all times while using the pool
- Swimming while under the influence of alcohol or drugs is prohibited
4.2 Liability
Use of the swimming pool is at the guest’s own risk. The property owner and management accept no responsibility for any accident, injury, or illness that may occur while using the pool.
5. Property Care and Damages
5.1 General Care
Guests are expected to treat the property with respect and leave it in a reasonably clean and tidy condition.
5.2 Reporting Issues
Any issues with the property, appliances, or facilities should be reported to management promptly.
5.3 Damages
Guests are responsible for any damage to the property, furnishings, or equipment beyond normal wear and tear. The cost of repair or replacement will be deducted from the security deposit or charged additionally if exceeding the deposit amount.
6. Liability and Indemnity
6.1 Personal Property
The property owner and management are not responsible for any loss, theft, or damage to guests’ personal belongings during their stay.
6.2 Personal Injury
Guests use the facilities, including the swimming pool, terraces, and all other areas of the property at their own risk. The property owner and management accept no liability for any accident, injury, or illness occurring during the stay.
6.3 Force Majeure
No liability can be accepted for events beyond the property owner’s control, including but not limited to adverse weather conditions, natural disasters, public utility failures, or government actions.
7. Internet and Wi-Fi
7.1 Usage
Internet access is provided for reasonable personal use only. Downloading of illegal content or excessive use is prohibited.
7.2 Reliability
While we strive to provide reliable internet service, we cannot guarantee continuous availability or specific speeds.
8. Right of Entry
The property owner or their representatives reserve the right to enter the property for maintenance purposes, emergencies, or if there is reasonable concern about potential rule violations.
9. Termination of Stay
The property owner or management reserves the right to terminate a guest’s stay without refund if there is evidence of:
- Violation of these terms and conditions
- Behavior that endangers the property or safety of others
- Exceeding the maximum occupancy
- Using the property for any illegal or immoral purpose
10. Governing Law
These terms and conditions are governed by the laws of the Republic of South Africa.
By proceeding with a booking at Villa Rosenberg, you acknowledge that you have read, understood, and agree to abide by these terms and conditions.
